Why should I stage a vacant property?

Staging a property is essential for a number of reasons. It acts as a way to highlight the best features of a home, and minimizes any perceived flaws. It’s also a way to show prospective buyers the potential of a space, and eliminates any potential confusion on how they would use/furnish the space. It will set your property apart from all of the other homes on the market; In today’s culture, it’s important to stand out both in person, and for online appeal.

How long should we have the property staged?

My suggestion is to use your budget to stage the property at its best for 1 month. There is a recurring monthly fee on rental furniture, so aiming to have the home staged beautifully for 1 month, get photos done during this time gives you a solid amount of time to have the property viewed and marketed. After the month, it’s up to you if you’d like to pay for further time.

Do I have to stage the entire home?

No, it’s totally up to you how much you want to invest in a staging! My recommendation is usually to target the main impact areas; living room/dining/ master bedrooms. Also, areas that potential buyers may be uncertain how to use; nooks or “flex spaces.” The point of staging is to highlight the best features in a home, downplay any perceived flaws, and eliminate confusion of how to use a space.

Do I have to pay for the walkthrough/initial consultation?

Yes. Because I will be taking time to get to the site, taking photos/measurements, and beginning the planning process, I will be billing that time. I apply my hourly rate of $75/hour to the initial viewing, walk-through of the space. I accept cash, e-transfer or cheque.
